Project Overview

5 Chancery Lane is a landmark sustainable office retrofit transforming a 1910-built structure into 10,033 m² of Grade A commercial space. Working with Ardmore Group for LS Estates, the project retains 86 % of the existing fabric, adds two new floors and a roof terrace using cross-laminated timber, and targets BREEAM Excellent and EPC Band A. The redevelopment infills the atrium, enhances energy performance and delivers low embodied carbon while creating contemporary workspaces between Holborn and Fleet Street.


ABM Tiling Limited has been appointed for the complete hard floor finishes package, supplying and installing premium porcelain tiles across fire lobbies, corridors, staircases, lift lobbies and management-suite areas from basement to eighth floor.

ABM Tiling's Role

At 5 Chancery Lane, ABM Tiling is delivering the full porcelain floor tiling and hard floor finishes package. Sourcing premium tiles exclusively from Domus - the main supplier for all porcelain products, including Mystone Limestone Ivory 300×600, Grande Marble Look Verde Aver 1200×600 natural finish borders, Marrazzi Capraia Grande Marble polished 600×1200 for walls and vanities, and EME DLEN 02 Mutietto mosaic—we are installing large-format floor tiling to fire lobbies and corridors across all levels, contrasting borders, specialist stair tiling with nosings to Stair 1, mosaic wall tiling to vanity areas, and lift lobby finishes from basement to eighth floor.


Adhering to the Foggo Associates 4300 Hard Floor Finishes specification, our scope encompasses bonded levelling screeds, stainless-steel edge trims and movement joints, waterproofing where specified, and precise installation for seamless, durable results. Coordinating closely with Ardmore Group, we ensure programme compliance and premium aesthetic delivery across the 10,033 m² sustainable office retrofit.
